Voici comment cela fonctionne en pratique.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Ce que pr\u00e9voit le r\u00e8glement de copropri\u00e9t\u00e9<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Le r\u00e8glement de copropri\u00e9t\u00e9 pr\u00e9cise en g\u00e9n\u00e9ral que l&rsquo;entretien des parties communes est \u00e0 la charge collective des copropri\u00e9taires, r\u00e9parti selon les tanti\u00e8mes. Il ne fixe g\u00e9n\u00e9ralement pas de fr\u00e9quence pr\u00e9cise ni de prestataire \u2014 ces d\u00e9cisions rel\u00e8vent de la gestion courante de la copropri\u00e9t\u00e9.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Le r\u00f4le de l&rsquo;assembl\u00e9e g\u00e9n\u00e9rale et du syndic<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>L&rsquo;assembl\u00e9e g\u00e9n\u00e9rale vote le principe de l&rsquo;entretien et, souvent, le budget associ\u00e9<\/li>\n\n\n\n<li>Le syndic est charg\u00e9 de s\u00e9lectionner le prestataire et de veiller \u00e0 la bonne ex\u00e9cution du contrat<\/li>\n\n\n\n<li>Le conseil syndical peut \u00eatre consult\u00e9 pour affiner le cahier des charges<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Construire un cahier des charges clair<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Un bon cahier des charges pr\u00e9cise les zones concern\u00e9es (halls, escaliers, ascenseurs, locaux poubelles), la fr\u00e9quence de passage, et les attentes sp\u00e9cifiques (produits utilis\u00e9s, horaires d&rsquo;intervention).
